Over the past five years (Oct. 2020 – Sep. 2025), the portfolio recorded an average occupancy rate of approximately 99%, demonstrating strong office management capabilities.
A multi-tenant leasing structure supports stable operations, while lease renewals and new tenant leasing contribute to the ongoing enhancement of rental income.
A portfolio composed of high-quality office assets enables the realization of economies of scale. By focusing on office properties in major business districts of Seoul and Pangyo, operational efficiency is enhanced and cost efficiencies are achieved compared to single-asset or multi-sector REIT structures.
Ongoing portfolio growth further strengthens economies of scale, supporting the creation of long-term value for shareholders.
ESG is integrated into the portfolio through investments in LEED-certified assets and ongoing certification efforts. As of the end of December 2025, 8 out of 12 assets hold LEED Silver or higher certification.
Further expansion of LEED certification and the pursuit of GRESB assessments are planned, enhancing asset competitiveness while addressing both domestic and global investor demand.

In September 2022, Shinhan Alpha REIT launched its proprietary office brand, GREITs, reflecting its vision to evolve from a “Good” REIT into a truly “Great” REIT. The GREITs brand has been applied to four assets—GREITs Pangyo, GREITs Cheonggye, GREITs Sungnye, and GREITs Gangnam—delivering differentiated space and service experiences.
The GREITs brand will be gradually expanded across additional assets, strengthening brand competitiveness across the portfolio while enhancing tenant satisfaction and supporting asset value growth.
